An existing 108 acre farm, of approximately equal pastures and woodlands, located in Cornwall, New York:

Buildings for a main house, barns, market, social and educational, workers housing, circulation routes, planting fields, orchards, and some ponds. During the early planning process, a 100 year rain event occurred, allowing for observation of suitable locations for ponds. Over a three day period five ponds magically appeared, revealing areas with layers of clay.
